Things we LOVE: McMinn, Making it Real

Here@Hayne our McMinn Road project in Port Townsend Washington is moving from design development into construction documents, which means we are in the process of consultant coordination! 

First up, structure…

First, we start with a red-line review, where we mark up the drawings to highlight key features and identify questions or areas with coordination issues as we build the structure in the model.

A snapshot of the structural elements in the model.
A view with the structure contained in the building envelope to make sure that everything is actually “contained”… You don’t want to be doing a walkthrough and see random structure poking through the walls…
While adding the structural elements, we also add the structural levels to the model.
Adding these levels definitely helped as we reviewed a coordination issue because we could look at alternate structural solutions quickly by associating the new structural elements to the correct structural level.

Review issues with Structure.

Coordination Issue: One of the 24″deep (Yikes!) glulam beams created a head height issue at the second level forcing us to look at raising the top plate elevation of the second level… something we DID NOT want to do…
Quick coordination sketch looking at an alternate structural system… what if we did heavy timber trusses across the central bay? Structure says could work…

Now let’s review the options with the client…
