Project Spotlight: Updating a 70’s Shopping Center

Let’s take a look at a Conceptual Design project that Hayne Architects recently started & completed…  The goal of the project per the new owner was to  update the exterior to help modernize the complex to create an activated social space for the surrounding community.  Let’s see where we started….

That 70’s Shopping Center…

How do you update and refresh a 70’s shopping center?  What do you do with all that brown and asphalt?  And what about those mansard roofs?

Hayne’s Proposed Exterior Update

What this shopping center really lacks is landscaping!  Now we can’t add landscaping islands in the parking lot because of the amount of parking spaces required per the zoning code, but that doesn’t stop us from adding some greenery to the walls!  Now let’s look at those mansard roofs.  They really date the complex, but they also provide some much needed shade and cover for the storefronts and pathways.  Let’s replace the mansard roofs with exposted steel trellises and awnings.  Let’s also try and add some seating areas to activate the existing outdoor space.

Ah… Now that feels better!  Hopefully this project can move forward after the adjacent property owners approve.
